  In today's world, the sale of real property is not just a marketing exercise; there are many legal issues involved which can create liability in the sellers. Of all the things you want and expect from selling your home, a lawsuit is probably not one of them. Unless you've worked as a real estate agent or lawyer; handling your own paperwork, showing appointments and participating in negotiations on your own can be a nightmare.......Pair that with a shifty buyer’s agent and you might have legal issues on your hands.  Are you aware of every act, disclosure and law that may be applicable to your specific home that must be disclosed? Less than a decade ago, a home could be bought with a two-page contract. Now, with required consumer-mandated seller's disclosures, environmental and structural reports, and other legal documents, this has turned the home transfer into a potential minefield. The purchase of a home is one of the most complex, high-risk, and expensive transactions most people will ever go through, the smartest move you will ever make is having an advocate by your side. 

Are you really saving money?



Now I know that you probably expect to save money selling your home yourself, but keep this in mind. 9 times out of 10 the buyer and the the buyers agent are going to low ball you because they know you don't have to pay a commission.  In other words.....buyers will always deduct the perceived commission from their offers, justifying it because
you are NOT paying a broker. So you end up saving them money, not you.
  

Do you really have the time?

      

One of the keys to selling your home efficiently and profitably is complete accessibility. Many homes have remained on the market much longer than necessary because you may be unwilling or unavailable to show the property. Realize that a certain amount of hours each day is necessary to sell your home. More than likely the last thing you want to do when you get home from work is show your home and answer the phone at the dinner table.
  Are you prepared to turn away potential buyers left and right? Do you have time to go back and forth with a fly buyer who may not even be pre-qualified or financially capable to purchase your home? There is no point in having unqualified foot traffic.   

A TRUE understanding of the market



Selling a home requires an intimate understanding of the local real estate market. If the property is priced too high, it will sit and develop a reputation for being a tough sell, regardless of condition or maintenance. If the property is priced too low, you could cost yourself a staggering amount of net proceeds. Selling your home on your own you’re more or less limited to your current geographic area, rather than an entire metropolitan area. Not only does your home need to be broadcast to a larger market, it should also be priced competitively. If you’re trying to get the best price for your home, it needs to be exposed to the largest potential pool of buyers. That large pool of buyers can then bid against themselves to drive the price up to the highest level possible. If you list with an agent, you create the largest possible demand for your home by putting your home into the open real estate market, with hundreds of brokers and thousands of agents working to sell your home to an enormous pool of buyers.  Basic economic theory says that the larger the potential buyer market, the higher the price. But if you don’t take part in that broker-generated market, you’re not going to get that broker-generated price. You are the only one working to sell your home. 

Negotiation

 
Compare a for sale by owner like going to court without defense. Are you prepared to take on the
buyer's agent who is going to come to the table with aggressive negotiation?
